Provider and contract
The provider is Property Admin Desk, a sole-trader business whose full legal identity is set out on the Legal information page, with correspondence at 5 Brayford Square, London, E1 0SG. The client is the person or business named in the accepted quotation. The quotation states the service, price, assumptions, delivery target and scope limits. Work outside scope needs written approval.
Website descriptions and guide prices are invitations to enquire, not an offer that is accepted automatically. A contract starts only when both sides have agreed the written quotation and any required pre-client checks are complete.
Services and pricing
Current public options are the free Admin Hub, focused self-service tools from £19, the complete Property Admin Toolkit from £49, and UK Digital Admin Setup from £199. The price shown on the relevant product page or accepted service quotation controls. Property Admin Desk does not receive or hold rent, deposits or other client money.
Payment
Self-service tools and the complete toolkit are paid in full through the checkout shown on each product page. Digital Admin Setups and custom projects are normally 50% payable on written acceptance and 50% before final handover or release of final deliverables. A quotation may state a different agreed schedule. No additional work or third-party cost is incurred without written approval.
Your information and responsibilities
You are responsible for the accuracy and completeness of supplied information and for having authority to provide it. We flag obvious gaps or conflicts but do not verify legal validity or assume uncertain facts. You remain responsible for decisions, professional advice and legal compliance.
Administrative boundaries
The service excludes legal, tax, accounting, surveying and valuation advice; estate-agency or regulated property-management activity; tenant finding or negotiation; repairs management or emergency response; client money; and responsibility for monitoring or guaranteeing compliance deadlines.
Delivery and review
Delivery timing begins when agreed payment, information and access have been received. Dates are estimates unless the quotation expressly says otherwise. The standard Digital Admin Setup includes an optional remote handover of up to 15 minutes by appointment and one correction round capped at 45 minutes when requested within seven calendar days after delivery.
Recorded walkthroughs
A walkthrough is recorded only after the client has agreed its purpose and content. Access is restricted through the agreed secure method. The recording is deleted within 30 days after final acceptance, or sooner on request where no legal reason requires retention.
Consumer cancellation
If you are an individual buying mainly outside your trade, business, craft or profession and the contract is made at a distance or away from our premises, you may cancel without giving a reason during the 14-day period beginning the day after the contract is made. Email a clear cancellation statement to admin@propertyadmindesk.co.uk.
We will not start during that period unless you expressly ask us to start on a durable medium. If you cancel after requested work has begun, you pay a proportionate amount for the work supplied up to cancellation. The right to cancel ends only after the service is fully performed where you expressly requested early performance and acknowledged that full performance would end that right. Your statutory rights are unaffected.
Business cancellation
A business client may cancel in writing. A fair amount remains payable for work properly completed and approved non-recoverable costs up to cancellation; any unused balance will be refunded. Either party may end the engagement where access is unsafe, instructions are unlawful, payment is overdue or cooperation has broken down materially.
Data and confidentiality
Each party must comply with applicable data protection law and protect confidential information. Where we handle personal data only on the client's documented instructions, the data-processing schedule supplied with the quotation applies. Client working copies are normally returned or deleted within 30 days after handover; contract, billing and dispute records follow the Privacy Notice and retention schedule.
Self-service digital tools
The focused spreadsheet tools and complete toolkit are separate from the hands-on service. A Standard licence permits one authorised user in one named organisation. A Commercial licence permits up to 10 authorised users in one named organisation. Both licences are limited to that organisation's internal administration. An authorised user is a person permitted to access or use the files. The limit does not count opens, downloads, devices, properties, records or backups, and the files contain no DRM or technical usage meter.
Neither licence permits client use or distribution, resale, redistribution, sublicensing, public sharing, rebranding, white-labelling, template extraction, transfer to another legal entity or sale of modified versions. The toolkit does not provide advice, deadline monitoring, emergency reporting or repairs management. Before continuing to checkout, a consumer must expressly consent to immediate supply and acknowledge that the 14-day cancellation right is lost once the download begins. The checkout handoff records the product code, selected licence, consent wording version, acknowledgement and time with the order metadata. Statutory rights relating to faulty or misdescribed digital content are unaffected.
Free Starter Accounts and lead magnets
A Starter Account is an optional free access record for the named signed-in user. It may be used to release an approved lead-magnet workbook and record the current privacy and account terms accepted. Optional onboarding reminders require a separate unticked choice. The user can close the account from the access page; closure revokes workbook access and suppresses optional onboarding. It does not include monitoring, filing, advice, property management, cloud storage for completed workbooks or an entitlement to a paid service.
Free lead-magnet workbooks are licensed to the signed-in user for internal administrative use. They must not be resold, redistributed, rebranded, publicly uploaded or used to provide a service to a third party. Property Admin Desk may suspend access where security, misuse or integrity checks fail. Consumer statutory rights and uses permitted by law are unaffected.
Copyright, licence evidence and prohibited use
Unless a page expressly says otherwise, the website, written guidance, product designs, workbook structure, formulas, field names, instructions, visual identity, software and downloadable materials are owned by or licensed to Property Admin Desk and are protected by copyright and other applicable rights. All rights are reserved. Viewing the public website does not transfer ownership or grant a licence to reproduce, extract, publish, commercially exploit or create a competing template from the material.
A paid digital-product licence grants only the limited internal-use rights stated for the selected licence and order. The buyer may populate the supplied files with its own records, make a reasonable number of secure backup copies and adapt working copies for permitted internal administration. The buyer must not remove copyright, licence, purchaser or order identifiers; share access outside the authorised-user limit; defeat access controls; publish screenshots that reveal substantial content; use the files to provide a service to a third party; or use automated extraction to reproduce the structure, wording, formulas or design.
Licensed files may include visible or embedded purchaser, organisation, order and licence identifiers for ownership and licence-administration purposes. These identifiers are not a usage meter and do not report file activity. Order and consent records may be retained as described in the Privacy Notice. A material licence breach may result in suspension or termination of the licence after written notice and a reasonable opportunity to remedy the breach where it can be remedied. Rights that cannot lawfully be excluded, including fair dealing and consumer statutory rights, are unaffected.
Website and automated access
You may link to public pages fairly and lawfully. You must not bypass authentication, probe non-public endpoints, interfere with security controls, scrape substantial parts of the website, use the website or materials to build a competing product or service, or present Property Admin Desk content as your own. Search-engine indexing of public pages and other use required or permitted by law are unaffected.
Liability
Nothing excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or liability that cannot lawfully be limited. Consumer statutory rights are unaffected. The accepted Service Agreement contains the engagement-specific liability provisions and controls over any shorter website summary.
Complaints and law
Send complaints to admin@propertyadmindesk.co.uk. We will acknowledge them within five working days and aim to give a final response within 20 working days. The contract is governed by the law of England and Wales; consumers retain any mandatory right to use the courts where they live.
